Three types of clean, one standard: a clean, guest-ready property. Here’s exactly what each one covers, so you know what to expect before we start.

A service begins with a walk-around of the property. Then the type of clean depends on where the property is up to.

The everyday clean between guests, so the property is ready for the next arrival.

Before the clean itself, the team looks over the property and reports anything you'd want to know about.
A look around
- Street bins
- The pool and pool glass fence
- Dog waste and rubbish
- The BBQ
- Any other visible external or property problems
Checked, and reported if they need more than a normal clean
- Carpets
- Windows
- Terraces and balconies
- Furniture stains
- Mould or deep-cleaning needs
- Obvious maintenance issues
Reporting an issue isn't the same as resolving it. Anything beyond a normal clean is flagged so you can decide what happens next. It may need a deep clean or a separate quote.
The clean between guests.
A changeover clean is the general clean between guests, making sure the property is ready for the next guest's arrival. What we guarantee is the result: a clean, presented, guest-ready property.

Beds & towels
- Beds presented with clean, unused linen for each arriving guest
- Towels presented neatly
Surfaces, floors & glass
- All reachable surfaces cleaned
- Skirting boards checked and cleaned as necessary
- Floors vacuumed as required, including under beds
- Hard floors mopped
- Reachable internal glass spot-cleaned, with handprints and marks removed
Kitchen
- Oven wiped down
- Microwave cleaned
- Dishwasher emptied
- Fridge cleaned inside, with leftover items removed
- Benches and surfaces wiped
- Coffee machine and milk frother checked and cleaned
- Bins emptied, with fresh liners installed
- Cupboards and drawers given a quick check: crumbs and rubbish removed, and a deeper clean reported if it's needed
Bathrooms & amenities
- Bathrooms cleaned to the full guest-ready standard
- Amenities replenished as per your agreed arrangement
Checks & reporting
- Property checked for noticeable damage and missing items
- Missing keys reported
- Guest keys checked in the agreed location, where that applies
- Stock levels checked, and reported when low*
*Only where this has been discussed and agreed beforehand. Stock checks aren't an automatic part of the service.
Finishing up
- BBQ wiped down, where applicable
- Locks and windows closed and secured on departure
- Heating or air conditioning, lights and fans turned off
A normal turnover wipe-down of the oven and BBQ is included. If an outgoing guest leaves either needing materially more than that, extra cleaning time may be charged to that guest.
Everything in a changeover, plus a deeper reset.
An entry clean is a deep clean carried out when a property is being listed on Airbnb and other short-term rental platforms, or needs bringing up to our standard. It covers everything in a changeover clean, plus the following.

Furniture & storage
- Movable furniture, including beds and couches, moved so we can clean around and under it
- Drawers and wardrobes checked for clutter, with space made for guests where appropriate
High places & walls
- High places dusted, such as ceiling fans and air-conditioning units
- Marks on walls removed
Kitchen, in depth
- Oven cleaned
- Inside of cupboards and drawers cleaned
- Kitchenware, utensils, pots and pans checked and cleaned as necessary
Bathrooms & windows
- Bathrooms cleaned in full, including mould removal
- Internal and external windows washed, including tracks and frames
Outdoor living
- Terraces, patios and balconies vacuumed, swept or mopped
Reporting
- A full report on the property's condition, covering both cleaning and damage
A check-and-restore before the next arrival.
A touch-up clean applies where a changeover clean has already been completed, but the property has since been vacant for a period or attended by a maintenance partner. The aim is to confirm and restore guest-ready presentation before the next arrival.
A look and a freshen
- Property inspected for dust, and dusted where necessary
- Windows opened to air the property while we're there, and closed when we leave
Kitchen
- Cupboards, utensils, pots and pans and kitchen appliances checked, and cleaned as necessary
- Fridge, oven and microwave checked, and cleaned where necessary
- Bin checked and emptied, with a fresh liner where necessary
Bathroom
- Bathroom checked to be clean and free of mould, and cleaned where necessary
Presentation
- Property staged as per the listing photos
- Beds checked against the next booking, with any issues reported
- Guest keys checked in the correct location
Finishing up
- Doors and windows closed and locked when we leave
- Heating or air conditioning, lights and fans turned off
Some things sit outside the standard clean.
These aren't part of a changeover or deep clean, so we quote them separately. Anything beyond the agreed scope needs your approval before we go ahead.

A deep clean brings a property to guest-ready condition. It isn't a bond or end-of-lease clean, and cleaning can't always fully restore every stain, mould issue or wall mark. Anything beyond normal cleaning is reported, and may need further or specialist work.
